Clean it up and get rid of the clutter!
Seriously, this is one of the most important things
you can do. Buyers look at many homes before thay decide to buy.
They encounter the entire spectrum from clean and spotless to overcrowded
and dirty to wild paint schemes and poor do-it-yourself modifications...
you name it, it's out there!!
 Your goal,
as a seller, must be to appeal to as many prospective buyers as
possible. Clean, organized, nicely decorated and not over-crowded.
Buyers need to imagine themselves living in your home.
 Remove excessive
amounts of personal items such as photographs, trophies, keepsakes
and collectibles. You're going to be moving anyway, so why not pack
this stuff up now? A few neatly arranged boxes in the garage are
perfectly acceptable.
 Make sure
walls are clean and repaint where necessary. Thoroughly clean the
kitchen and all appliances. Clean and tidy bathrooms are also essential.
Re-caulking tubs, showers and sinks is well worth the small investment
in labor and materials. Clean your carpets and pay attention to
first impressions when you enter the home.

Let's back
up a bit here... The very first thing people notice when arriving
at your home is it's appearance from the street or driveway. Great
curb appeal is essential to making a good first impression. You
know the saying... it's true! Make certain your home has that going
for it. Fix up the landscaping, replace that dead section of grass,
plant some new flowers.

If you use
common sense and look at your home with a critical eye, inside and
out, while keeping these basic suggestions in mind, you should be
well on your way to getting top dollar for your home.
